Additionally, we also source private money funding for our clients. Unlike a traditional funding source, private money lends on the value of the asset and the good deal our client has under contract, not on the borrower’s employment history, income, or credit score. MMFF helps clients who may not qualify for traditional funding or who simply desire a less stringent application process.

1. Single family residential property (1-4 units) NON-OWNER/RELATIVE-OCCUPIED ONLY (must be
an investment property)
2. ARV will not exceed FHA max*
3. 2,800 sq ft max size*
4. 5 bed/3 bath max*
5. ½ acre lot max*
*A higher credit score (680+) and down payment (20%+) may trump these factors.

What if I have challenged credit?
Your credit is NOT a disqualifier. Give us a chance to become your lender. A big advantage of private money is that it is based primarily on the property and the deal itself, not the borrower’s credit.

What is private money lending?
Private money lending is financing from a non-banking, non-lending institution. The source of the capital is a private group of investors.
